Hot-water extraction, shampooing, dry cleaning: which one are you using on my floor?

Hot-water extraction is the default. It flushes soil out of the pile and rinses it away, which is what you want for Shaw, Mohawk and Stainmaster nylon in a rental where dust and foot traffic are the issue. Shampooing puts down a foaming detergent and scrubs it in; we use it on heavily matted commercial-grade carpet, then extract behind it. Dry or low-moisture cleaning uses a compound or bonnet with little water, and it fits wool, some Karastan and Masland goods, and any job where the unit has to be usable in an hour.

What's a realistic cleaning schedule for a place like mine?

Every twelve months covers a quiet one-bedroom with two adults and no pets. Cut that to six or eight months if you have a dog, a cat, kids, or a unit that opens onto Santa Monica Boulevard. How do you work out what the job will cost?

Do we have to clear the rooms before you get there?

No. We move sofas, chairs, coffee tables and light dressers, clean underneath, and set them back on pads or blocks so damp carpet doesn't mark the legs. We leave beds, large armoires, pianos, electronics and anything on a wall shelf where they are. Which stains come out and which ones are permanent?

Are the products you use safe with a dog and a toddler in the apartment?

Yes. The solutions we use are chosen to rinse out, and hot-water extraction pulls the cleaning agent back out along with the soil. Once the carpet is dry, pets and kids can be back on it normally. Is carpet all you do, or can you handle the couch and the rugs as well?

We clean upholstery, area rugs and tile with grout in addition to carpet. Sofas, sectionals, dining chairs and mattresses get treated by fabric type, since some pieces take water and others need a low-moisture method. Wool and specialty rugs are cleaned on-site with controlled moisture or taken out for washing depending on the construction. Tile and grout gets scrubbed and extracted, which is common in the kitchens and baths of these 1920s–1940s buildings.
